Owners Meeting
March 29, 2014
Gayle Steele called the meeting to order and shared with us that Mr. Paydar was delightful when they spoke and he wants to know all of the owners. He wants to hear from us the good things we have to say as well as the bad.  Mr. Paydar's email and cell phone number were provided at the meeting.
There will be a newsletter from him perhaps monthly.
He had no objection to forming a welcoming group, Ambassadors, at Silver Palms. The first to volunteers to serve are Jim Langham, Gayle Steele, Donna Anderson, Giles Metayer, Lora Tittle, Don Tittle and  Sheri Piper.

Sheri told us she had heard from some of the visitors this season that they didn't find us friendly. She created a Volunteer Sign-up sheet which were placed on each table for us to use to volunteer for duties to help us improve that image, such as:
  1.  Ambassador - to greet newcomers in our area and give them a Welcome Packet, be the first friendly face.
  2. Guide - give tours of the resort and facilities during the busiest time of the season.
  3.  Activities - help with activities like the High Tea, Petanque , Shuffleboard, Margarita Monday and Meet & Greet, as well as other new things.
  4. Welcome - be available to meet & greet new guests during times when large numbers of registrations will be occurring.
  5. Interpreter - French speaking persons to give assistance at times during high registration times.


The volunteer list is subject to revision during the summer.
The committee shared their ideas with Ed, who was very happy with them and relayed them to Mr. Paydar, who was ecstatic.

Donna shared that when we have concerns we should first go to Ed, then if further assistance is required, phone or email Mr. Paydar. If there is a concern that affects the entire resort we can inform the Ambassadors group.

Ed welcomed everyone to the 5th Annual Appreciation Dinner and had the new owners stand to be recognized. He asked everyone to stop in the office to say goodbye and also pickup literature to share with friend and folks during the summer to invite them to Silver Palms.
  •  Thanked volunteers Malcolm & June Thomas for the High Tea and Shawn & Cathy Kelly for helping with the mail.
  • Thanked the staff for their work this year and Herman for stepping in to help out with the day to day maintenance when Jim wasn't able.
  • Rates for next season will be increased and there will not be any pre-season deals and no more reduced rate incentives to bring in newcomers.
  • Construction will resume very soon, the new Eco-cottages should be ready by the end of summer to early fall.
  •  A dog park will be constructed when the best location is determined ( perhaps a purchase of neighboring property)
  • Legal team is pursuing a resolution to the cable TV agreement that was not fulfilled.
  • Two new pickleball  courts will be added
  • There are plans to enlarge the laundry facility, add a new one in phase II.
  • Fountains will be in all lakes as electricity is available to them.
  • Ed will work with Denis Hammond to improve the acoustics in the club house.
  • A fence will be constructed on the north side of the property with a gate we can use to exit the resort.
  • A golf cart gate will be available for entrance as well.
  • A pedestrian gate at the front entrance will require a code or clicker.
  •  Budgets were due at busiest time of season, therefore are late.
  •  The Company lost $450,000-$500,000 this year which was somewhat expected due to the nature of the business.
Jim Quinn asked about laundry and bathhouse in phase II
                There will be another laundry and bathhouse as well as a multi-purpose building and a pool.

Bonnie Ruffner asked if owners will have the opportunity  to sign on for cable later if they choose not to take it in the beginning.
                If cable comes in, it will be as a residential product, available if and when residents decide to have it.

Sheri Piper asked if cable will offer internet
                No. Tengo will provide the wifi free to owners for two devices. Renters will receive 1 hour per day with the flexibility to purchase additional time.
Dave Sherfinski asked if Silver Palms had been fined $175,000 for improper construction permits
                That is not true.
Someone asked about the plans for an irrigation system.
                An irrigation system is in the plans & may be available next season. It will require a one-time connection cost of $500. Two artesian wells are planned for phase II.
Theo  Tardif asked about the $35 per night charge advertised. Someone was told they would have to pay full price.
                The $35 rate is a renewal rate. In order to get that rate someone would have to have stayed at the full rate first and then renew .
                Someone asked if there is a pricing schedule.
                Rates are driven by occupancy, no schedule in print.
                June Thomas brought up the fact that the new sign is advertising $35 nightly, nothing is mentioned that it is to renew the stay.


Ed adjourned the meeting with "God bless everyone and drive safely" at 5:45 p.m.
